As hurricane season is set to begin, experts warn Florida residents that they should check to make sure they have flood insurance coverage. Flood insurance is a separate policy that needs to be added because regular homeowner insurance policies will not cover damage to homes caused by a flood. Any time water travels across the ground; from rivers, streams, oceans, or just heavy rains, it is considered a flood.
FEMA reports that only about 22% of Florida homeowners had flood insurance in 2017. Due to the COVID-19 pandemic, homeowners have until June 15 to renew their flood policies.
The average flood policy will cost you less than $500 a year. FEMA estimates that 2-feet of water from a flood in a 2,500 square-foot home may be as high as $87,326.
“The big elephant in the room is the requirement that if a house is damaged to 50% of its value they will need to elevate the house or tear it down.,” said private insurance adjuster Dick Tutwiler. “This is a huge issue nobody ever talks about.”
