It’s a danger to your respiratory health and it can denote a bigger structural issue in your home, such as a leak or hole. How Does A Mold Inspection Work?

Mold inspection is about more than taking samples. Our mold inspectors will sit down with you for a brief interview to learn about the history of the property, including any issues that may have happened in the past. We’ll also take moisture readings and run a visual inspection in order to determine likely sources for mold growth and possible high risk areas. The most important part of your mold inspection is the gathering of samples to be tested.

Your Chicago mold inspection may include air samples, surface samples, or both. This will help us to determine the type of mold your home may have and whether or not the mold is growable in the tested area. This will help us to determine the best method of removal. There are several types of common mold in Chicago, so it’s important to understand which your home is suffering from in order to create an effective treatment method.

Moisture is the primary source of most mold problems. This could be excess moisture on the walls, floors, or windows of the home. Instances of moisture can be caused by many factors, including leaking pipes or poorly ventilated areas with high humidity, like bathrooms. It’s important to pinpoint the causes of a mold outbreak in order to make sure that the problem is fully eradicated from the home. The job of a mold inspector is not just to gather samples and confirm whether or not you have a mold problem, but to find potential sources of mold growth that can be addressed now in order to prevent mold from taking root in the first place.

Chicago Mold Testing Is Key

The Chicago mold testing process has three main testing stages. The first occurs when the source of the mold is determined in order to gauge the type of mold and its potential concerns. Another mold test is done during the cleanup phase to determine the effectiveness of removal methods. The final mold test is done after removal in order to ascertain that the issue has been fully removed and that no mold remains in the home.

Spore trap samples are air samples taken using a sticky substrate to capture particles in the air. These spore trap samples are analyzed in a lab and a dye is applied for the spores to absorb in order to give them color and denote them as mold under a microscope.

Surface samples may also be taken, or may be taken instead of air samples. Three of the most common ways that surface samples are collected are through Bulk Samples, Swab Samples, and Tape Samples. Bulk samples require the removal of a piece of the environment to be lab tested. Swab samples are taken by running a cotton like swab across a measured area of the environment, which is then sent for testing. Tape samples will require a Chicago mold inspector to press a piece of clear tape against the surface being tested and remove it again to be sent for testing. Any of these methods should allow the capture of mold spores that can be observed in a lab.
